Home Affordability Calculator

How much house you can afford from income, debts and deposit, by the 28/36 rule.

About this tool

Enter gross annual income, other monthly debt payments, your down payment, mortgage rate and term, property tax, insurance and HOA or service charges, and the front- and back-end limits. The tool finds the highest home price that fits both limits and shows the loan amount, monthly housing cost and which rule is the constraint.

The 28/36 rule and how lenders screen

Lenders first check two debt-to-income ratios. The front-end ratio compares total housing cost โ€” principal and interest, property tax, homeowners insurance and HOA โ€” with gross monthly income, and the common guide is 28%. The back-end ratio adds every other monthly debt payment and is usually capped around 36%, though many programmes allow 43% or more. The calculator takes the lower of the two budgets and searches for the price whose total monthly cost fits, which means higher rates, taxes and existing debts all reduce the answer โ€” every 1% on the mortgage rate typically cuts buying power by around 10%. With under 20% down, US lenders usually add private mortgage insurance, which lowers it further. Remember that the maximum a lender will approve is not the same as what is comfortable: closing costs, moving, furnishing and maintenance (roughly 1% of the price a year) come on top. General information, not financial advice. The debt-to-income calculator checks your ratios, the mortgage calculator shows the payment schedule, the rent vs buy calculator compares renting, and How mortgage amortization works, and why overpaying early matters explains the repayments.

Frequently asked questions

What is the 28/36 rule?

Housing costs should be no more than 28% of gross monthly income and all debt payments no more than 36%. Many lenders allow more, but it is a sound starting point.

How much house can I afford on 100k a year?

With no other debts, 20% down, a 6.5% 30-year mortgage and typical taxes and insurance, the 28% rule supports a monthly housing cost of about 2,333 โ€” roughly a 350,000โ€“380,000 home, depending on taxes.

Does it include PMI?

No. With less than 20% down, add private mortgage insurance, typically 0.3โ€“1.5% of the loan a year, which lowers the affordable price.

Is my income data stored?

No. Everything is calculated in your browser and nothing is saved or sent.
